Grand Isles Neighbors,

All homeowners are now being asked to vote on a proposed amendment to our governing documents that would reduce the member approval requirement for certain amendments from 75% of all homeowners to 60% of all homeowners.

This proposal is about making it more practical for the community to update and maintain its governing documents over time. Our documents are decades old, and while they have served the community for many years, some provisions are outdated and can be extremely difficult to change under the current 75% requirement.

What this vote is intended to achieve

The purpose of this amendment is to make future document changes more attainable when there is strong community support.

Under the current rules, if the community does not reach 75% approval, the amendment fails — even if a very large majority of participating homeowners support it. In practice, that means non-responses effectively count against any effort to update the documents, even when the proposed change may be reasonable and beneficial.

Reducing the threshold to 60% would still require a substantial level of homeowner approval. It would not allow changes to be made casually or without broad support. It would simply bring the process more in line with what many communities use today and make it easier for Grand Isles to adapt when change is truly needed.

Why this matters now

Aside from modernizing our community management documents over time, the immediate reason for this amendment is that the Village of Wellington is seeking access to portions of Grand Isles common property in connection with a proposed roundabout and roadway improvements near Lake Worth Road and 120th Avenue.

Because this involves common property, the community must approve any such conveyance. Under the current documents, that would require 75% approval from all homeowners. If this amendment passes, a future vote on that separate issue would require 60%.

That matters because Grand Isles wants to preserve its ability to negotiate from a position of strength. The Board has made clear that if community land is to be used, the association should seek meaningful protections and benefits in return — such as items that improve and protect the neighborhood, including curbing, sound mitigation, and other measures that directly benefit residents.

What this vote does allow

If approved, this amendment would:

  • reduce the required homeowner approval threshold for certain future document amendments from 75% to 60%;

  • make it more feasible for the community to update outdated governing language over time;

  • help Grand Isles respond more effectively to important community issues that require membership approval;

  • still preserve a high standard for approval by requiring a strong majority of all homeowners.

What this vote does not allow

This proposal does not give the Board more control.

It does not allow the Board to change the documents on its own.

It does not remove homeowners from the decision-making process.

It does not change the fact that homeowners must vote to approve amendments.

It simply changes the threshold required for community approval, from 75% to 60%, so that necessary updates are not blocked solely by lack of response.

Why homeowner participation is so important

This vote is about the community’s ability to govern itself effectively.

A 60% requirement is still a high bar. It still demands broad homeowner agreement. But it is more realistic than the current threshold and gives Grand Isles a better chance to modernize its documents, address current needs, and protect community interests when important decisions arise.

Every vote matters. Because the required approval is based on the total number of homes, not just those who respond, participation is essential.
