What is the Asphalt Rejuvenation Project?

  • This project is a preventive maintenance treatment designed to extend the life of our roads, protect the asphalt from deterioration, and delay the need for more costly repairs or resurfacing

When will the project take place?

  • The project is scheduled from Monday, January 19 through Saturday, January 24, 2026
  • Work will occur on specific streets on specific days. Residents should refer to the published street schedule and plan accordingly

  • Schedule: January 22-24

Will all roads be affected?

  • Yes. All community roads will be included in the rejuvenation project, though work will be completed in phases by street

What time will work begin and end each day?

  • Work is scheduled to take place daily from 8:00 AM to 5:00 PM
  • Residents should plan for limited access during these hours on their scheduled street workdays

How will traffic be handled during treatment?

  • Roads will be treated one half at a time
  • One side of the road will remain open while the other is treated
  • Once the treated side dries, traffic will shift to allow treatment of the opposite side
  • Traffic in and out during treatment will be difficult and limited
  • Exceptions will only be made for U.S. Mail and emergency vehicles

Will the work be done on the odd or even side of the street?

Yes, there is a planned sequence.

  • Work will begin on the ODD side of the street on Monday, January 19
  • Work will begin on the EVEN side of the street on Tuesday January 20
  • This odd/even pattern will continue throughout the week on each scheduled street

Residents should ensure that vehicles, sprinklers, landscaping activity, and vendor visits are adjusted accordingly based on this sequence. Please be prepared for limited access while your side of the street is being treated

How long before roads reopen after treatment?

  • Most roads will reopen approximately 3–5 hours after treatment begins, depending on ambient temperatures
  • No driving is permitted on treated areas until they are fully opened and approved by Total Asphalt

Can construction trucks or heavy vehicles drive on treated roads?

  • No. Construction trucks and heavy vehicles are not permitted on treated areas during treatment

What if this disrupts my daily routine?

  • Some disruption is unavoidable with a project of this size
  • While the board and property management are making every effort to minimize impacts, residents are expected to plan accordingly using the advance notice and daily street schedule provided

Who do I contact if I have questions?

  • Please contact property management at 561-333-5253 with any questions or concerns
  • For safety reasons, residents should not approach or direct the asphalt crews on site

Will street parking be allowed during the asphalt rejuvenation project?

  • No. Street parking will NOT be permitted on streets scheduled for treatment on their respective workdays
  • While street parking is not permitted on streets being worked on, residents are encouraged to park on streets that are not scheduled for work while their street is being serviced
  • Friendly reminder, when parking on the street, please be mindful not to block any driveways or mailboxes

Will trash collection be affected?

  • Yes. Trash collection scheduled for Wednesday January 21 will be CANCELLED due to road work
  • Residents should plan accordingly
  • Additional information will be shared if a make-up collection is scheduled

Will regular trash and bulk pickup occur on Saturday, January 24?

  • No. Regular trash collection and bulk trash pickup will NOT take place on Saturday, January 24, due to ongoing road work

What do I need to do about my sprinklers?

  • All lawn irrigation/sprinkler systems MUST be turned OFF the day before work is scheduled on your street
  • Water on treated asphalt can damage the surface and delay reopening

Can landscapers or vendors work on my street during treatment?

  • No. No landscaping work, pool vendors visits, or deliveries are permitted in areas being treated on their scheduled workdays
  • Residents are expected to cancel or reschedule all vendor visits and deliveries based on the published street schedule

Will the clubhouse be affected?

  • Yes. The clubhouse will be closed on Friday, January 23
  • It will reopen on Saturday, January 24
  • Approximately 50% of the clubhouse parking lot will be used for equipment staging from Monday, January 19 – Saturday, January 24
  • Parking will be limited during this time

Will any gates be closed?

  • Yes. The rear gate near Carmel will be closed along with Isles View Drive on Saturday, January 24
  • It will reopen for normal traffic at 5:00 PM
