Thanks to everyone who submitted feedback and photos through Facebook and our new board of directors dedicated mailbox. We, the board and project management team, appreciate all of you acting as a second set of eyes to weigh in on what you’re observing from the vantage point of your home.

Although most of the feedback has been extremely positive, some comments have centered on tire marks, streaks, and areas that potentially need to be re-treated.

As a next step, this week we will be conducting a walk-through with the project manager from Total Asphalt Rejuvenation to discuss our concerns, observations, and questions. In the meantime, we would like to highlight a few themes to help in recalibrating expectations:

  • This was not a “repaving” project. The board, in collaboration with our property management team, opted to create an interim solution in reconditioning our current streets to improve their overall appearance — extending their life another 4+ years — so that we could build up funding reserves to cover the approximately $1.6 – 1.8M cost to repave the entire community.
  • The newly applied “reconditioning” product is meant to refresh the roads with a richer and more consistent appearance but not fully resurface. You can read more about the company and product through their website above.
  • The product has some degree of transparency so you will still see some of the previous discoloration, but to a much lesser extent.
  • Within the next few days and weeks, the product will continue to absorb into the underlying asphalt resulting in a greater degree of color consistency.

We are still actively documenting any areas with heavy streaks, uneven coating, and missed spots along with anything else you feel isn’t exactly as it should be. Road Rejuvenation Fact Sheet

Clarification

This asphalt rejuvenation treatment is a preventive maintenance solution designed to:

  • Slow asphalt aging
  • Restore lost oils
  • Seal the surface
  • Extend pavement life
  • Delay costly “mill-and-pave” projects

It is not a cosmetic coating or a structural repair, but a lifecycle-extension strategy intended to preserve the roads and manage long-term costs. The pre-treatment condition of the asphalt plays a significant role in how the product absorbs and performs, particularly with older pavement and varying aggregate composition

What the Product Does

1. Restores the Look of Aged Asphalt

Over time, asphalt naturally loses essential oils and binders due to sun exposure, oxidation, traffic, and weather. As this occurs, the pavement becomes dry and brittle, increasing the risk of cracking and surface deterioration.

Total Asphalt’s product reintroduces essential oils and rejuvenating agents back into the asphalt surface, helping to restore flexibility, reduce brittleness, and slow further deterioration.

2. Seals and Protects the Surface

Unlike traditional sealers, this product penetrates the asphalt surface rather than simply sitting on top. Once absorbed, it helps seal:

  • Micro-cracks
  • Surface voids
  • Oxidation

By sealing these areas, the treatment reduces water intrusion, which is one of the primary causes of pavement failure.

3. Extends Pavement Life

  • The treatment is 5 – 8 times more cost-effective than waiting until major rehabilitation is required
  • By treating the asphalt before structural failure occurs, the useful life of the pavement can be extended by several years
  • As part of a preventive maintenance program, the product is recommended to be reapplied every 5 years, regardless of surface quality

4. Improves Appearance (Secondary Benefit)

While appearance is not the primary objective, the treatment does:

  • Darken the pavement
  • Improve overall visual uniformity

Variations in appearance are expected, especially in:

  • Older asphalt
  • Areas with high aggregate, shell, or calcium content

These surfaces absorb the product differently, which can result in visual inconsistencies even though the product is functioning as intended

What the Product Does NOT Do

  • Repair structural failure
  • Fill deep cracks and depressions
  • Replace milling, paving, or reconstruction
  • Guarantee uniform color

If pavement has reached a point where structural integrity is compromised, the contractor will stop work and instead recommend rehabilitation
